To enhance efficiency, the global construction industry has embraced various project delivery methods and IT tools in the past decade. While efforts have been made to introduce new-generation techniques like Integrated Project Delivery (IPD) and Building Information Modeling (BIM) in the construction sector, these concepts are still relatively new in many developing countries. Instead, these countries predominantly rely on traditional methods such as Design-Bid-Build (DBB) and Computer-Aided Design (CAD). This study aims to assess the potential application of Building Information Modeling (BIM) in the Integrated Project Delivery (IPD) process and compare it with the implementation of conventional CAD tools in the Design-Bid-Build delivery method. To achieve this, a case study will be conducted on a three-story residential apartment building located in Tehran. The implementation process of existing CAD drawings in the DBB method will be analyzed, followed by modeling and simulation within BIM applications to identify its potential benefits in IPD. It is anticipated that this shift will lead to an improvement in productivity and project outcomes.
