In the developing world, every nation has to fulfill the requirements of the community within it. With the increment of population, the need for the essential services and infrastructure bearing a considerable demand. But as a developing country, Sri Lanka confronting many challenges in supplying the infrastructure. Due to the financial privation, today Sri Lanka bearing a huge debt burden. Considering this situation, the theory of "Land value capturing "was studied in order to find out whether there is an option for infrastructure financing as an alternative method. Adhering to the theory of land value capturing, understood that some mega-scale infrastructure projects are able to bring additional benefits for the surrounding. So, this book is focusing to capture the residential property value increment as an implicit value of the Kottawa - Makubura Multi-Model Transport Centre Development (MMC) and highway development projects. Land value capturing is a successfully adopting technique in many developed and developing countries to finance the infrastructure. This is an area that is still not paid attention to in Sri Lanka.

The author is a Research Assistant at the Department of Estate Management and Valuation, University of Sri Jayewardenepura, Sri Lanka, with over 1 year of experience in conducting and assisting a number of research projects. She holds a BSc in Town and Country Planning.
