Objective property investment appraisal requires robust analysis of risks and uncertainties inherent in property investment projects. The non application of probabilistic risk analysis techniques by property appraisers in property investment projects seems to have led to property investment failures and financial distresses. The study aimed at determining the factors limiting the application of quantitative risk analysis techniques in residential property investment appraisal by Estate Surveying and Valuation Firms in Enugu urban with a view to combine sensitivity, scenario and standard deviation techniques for rigourous quantitative risk analysis. The objectives of the study were to; examine the various quantitative risk analysis techniques in property investment appraisal, ascertain if Estate Surveying and Valuation Firms apply these techniques, identify the factors limiting the application of these techniques and apply the 3S risk process model in residential property investment appraisal.
