This book presents the evaluation of the effects of available infrastructure on the rental value of residential properties in Akure, Nigeria. The primary data collected were subjected to multiple regression analysis and the determination of the effects of each of the available infrastructure (water, electricity, access roads, kitchen, toilet, refuse disposal facility, wall fence, installed burglary proof, drainage channel, day-watch security and night-watch security services) on rental values was achieved. The findings among others revealed that tenants in residential properties in Akure cherish security-enhancing infrastructure such as wall-fence, and installed burglary proof. Finally, the study suggested the needs for property developers to invest more on infrastructure in the residential properties as means of enhancing the rental values with a view to recoup the money invested within a shortest period.

About the author










The author holds Doctor of Philosophy (Ph.D) in Urban and Regional Planning; and Postgraduate Diploma(PGD) in Estate Management. He is a FELLOW of the Nigerian Institute of Town Planners (FNITP), and a Registered Town Planner by Town Planners Registration Council of Nigeria (TOPREC)and a Professor of Urban and Regional Planning.
